Account and profile information
When you create an account or complete investor onboarding, we may collect:
- Name, email address, and password
- Phone number, mailing address, and related contact details
- Financial profile information you provide, which may include Social Security number, assets, liabilities, income, business entities, and guarantor disclosures
- Documents you upload, such as Personal Financial Statements (PFS)
Project and deal data
When you use ANKR to manage properties and deals, we collect information you submit, including:
- Property details, budgets, pro formas, and draw requests
- Documents, invoices, and payment records tied to your projects
- Share links and activity related to lender or partner collaboration
Mobile app — camera and location
The Ankr Properties mobile app is used for on-site draw verification. When you use verification features, we collect:
- Photos: Live images captured through the in-app camera. Gallery uploads are disabled for verification integrity.
- Location: Precise location when you capture verification photos, used to confirm photos were taken at or near the property.
- Verification checklist progress and submission metadata
Payment information
Payments and contractor payouts are processed by Stripe. We receive transaction status and limited payment details from Stripe; we do not store full card numbers on our servers.
Technical and usage information
We may automatically collect:
- Device type, operating system, and app version
- IP address, browser type, and general usage logs
- Authentication tokens stored securely on your device
3. How we use your information
We use collected information to:
- Provide, operate, and improve the ANKR platform and mobile app
- Create and manage your account, projects, and financial profiles
- Process draw requests, verification packages, and shared lender views
- Facilitate payments and invoices through Stripe
- Parse uploaded financial documents with AI assistance to pre-fill onboarding
- Send service, security, and account-related communications
- Respond to support requests and enforce our terms
- Comply with legal obligations and prevent fraud or abuse
We do not use HealthKit data, sell your personal information, or use verification photos for advertising.
4. How we share information
We may share information in these situations:
- With your direction: When you share draw files, document vaults, or investor packages via secure links with lenders, partners, or contractors
- Service providers: With vendors that help us operate ANKR, including cloud hosting, email delivery, payment processing (Stripe), and document parsing (Google Gemini AI for PFS extraction)
- Legal and safety: When required by law, to protect rights and safety, or to respond to lawful requests
- Business transfers: In connection with a merger, acquisition, or asset sale, subject to continued protection of your data
We require service providers to handle personal data only for authorized purposes and with appropriate safeguards.
5. Data retention
We retain personal information for as long as your account is active or as needed to provide services, comply with legal obligations, resolve disputes, and enforce agreements. Verification photos and draw records may be retained for audit and lending purposes according to your project settings and applicable requirements.
6. Your choices and rights
Depending on where you live, you may have the right to:
- Access, correct, or delete personal information we hold about you
- Withdraw consent where processing is based on consent
- Request a copy of your data in a portable format
- Object to or restrict certain processing
Device permissions: You can deny or revoke camera and location access in your device settings. Some mobile features will not work without these permissions.
Account deletion: You may request deletion of your account and associated data by contacting us at Ankrproperties@gmail.com. We will process verified requests in accordance with applicable law. Certain records may be retained where required for legal, security, or financial compliance.
7. Security
We use administrative, technical, and organizational measures designed to protect personal information, including encryption in transit (HTTPS), access controls, and secure credential storage on mobile devices. No method of transmission or storage is completely secure.
8. Children
ANKR is not directed to children under 13 (or the minimum age required in your jurisdiction). We do not knowingly collect personal information from children.
9. International users
ANKR is primarily designed for users in the United States. If you access our services from other regions, your information may be processed in the United States or other countries where our service providers operate.
